What is a home inventory, and why do I need one for insurance?

A home inventory is a documented record of everything you own — photos, descriptions, values, serial numbers, receipts. After a theft, fire, or storm, your insurer pays for what you can prove you owned, and roughly two-thirds of U.S. homes may be underinsured. An inventory is how you find gaps before a claim, not during one.

Keep an itemized list with replacement values, and store copies somewhere outside your home, like cloud storage. What does “underinsured” mean for home contents?

Underinsured means your personal property coverage limit is lower than what replacing your belongings would actually cost. Contents coverage is often set by default at 50-70% of dwelling coverage, regardless of what you own — so the only way to know your real number is to add up your actual belongings.

How to check your coverage

What's the difference between actual cash value and replacement cost?

Actual cash value pays what your items were worth used — original price minus depreciation. Replacement cost pays what buying them new costs today. The same claim can settle for very different amounts depending on which one your policy pays, so it's worth checking your declarations page or asking your insurer.
